Project Descriptions

  • Undertook numerous feasibility studies for the lodging component of various mixed-use projects located throughout the Caribbean.    In most of the projects, a traditional first-class/luxury hotel was desired, but did not represent the highest and best use given the hotel market conditions at the time, as well as potential synergies with other planned facilities of the mixed-use project.  To this end, other possible lodging alternatives were explored and compared to a traditional hotel.  These alternatives include a condominium-style hotel, time-share/vacation-ownership, and a club membership-lodging concept, among others.  An independent review of the various markets was required to establish which of the foregoing, if any, represented the most appropriate lodging product to develop. 

  • Undertake a feasibility study for a condominium hotel within +330-acre mixed-use development in the Caribbean.  As planned, the project will include residential, office, retail and restaurant space, a multi-screen movie theater component, an international school, a marina, other recreation amenities, and the lodging component.   As part our study we evaluated whether sufficient demand exists for a hotel in general and then compared a traditional hotel to a condominium hotel to determine which the better play is.

  • Undertook a feasibility study relative to the development of condominium hotel.  The proposed property would be approximately 420 units, 300 units operating as a traditional hotel and 120 as condominium units with the option to participate in the hotel's rental program.  Facilities and amenities to be provided within the hotel would include a casino, spa, 500 space parking garage, a three-meal restaurant operated by the hotel, and a signature restaurant that would be a leased operation.
