  • Prepared market feasibility studies for proposed golf courses to determine: 

     

    • size, character, and suitability of the market for the proposed golf club;

    • competitive positioning and market orientation of the golf club, i.e., public, private, semi-private;

    • recommended clubhouse and support facilities to serve the golf club including, but not limited to, health facilities, pool, food and beverage outlets, meeting/banquet space, pro shop, locker rooms, parking, etc.; 

    • suggested profile of membership classes, initiation fees and dues structure, membership "topside" limits by class;

    • estimated absorption rates for memberships by class.

     

  • Repositioning studies for existing hotels and golf courses

  • Market demand studies for proposed destination golf resorts to include projected estimated operating results and the initial size of the resort facility and the proper mix of rooms, villas, recreational amenities and meeting space to take optimum advantage of competitive market conditions. 

  • Financial feasibility studies for proposed private golf courses.  The scope of these studies included determining the level of demand for club memberships at various pricing levels for initiation fees and dues.  Additional components of the studies included:

     

    • determining the optimum mix of facilities,

    • competitive supply analysis,

    • evaluation and delineation of competitive market factors affecting absorption of memberships over the forecast period,

    • facilities analysis including food and beverage, meeting and banquet space, tennis and pool. 

    • preparing financial operating pro formas including initiation fees, dues by membership class, food and beverage cover counts, average checks, all associated operating and maintenance expenses, etc., to arrive at cash flow before debt service. 

     

  • Financial feasibility studies regarding additions of holes to existing golf course.  These projects involved the administration and tabulation of  surveys to ascertain the current usage patterns and tastes and preferences of the user population.  Furthermore, a market analysis of the area golf courses were undertaken to determine the overall demand for golf in the local area.
