Project Descriptions

  • Prepared an economic feasibility study and site plan documents for a 200-slip marina and golf clubhouse.  The study involved

     

    • undertaking an area review,

    • market opportunity analysis both on a local and regional level,

    • supply and demand analysis of all private and public marina and golf course facilities that could compete with the proposed facilities,

    • review of historical operating performance,

    • preparation of financial pro-formas,

    • investment analysis including testing the reasonableness of the projected development costs prepared by another firm,

    • determination of the ROI and Payback period according to the client’s criteria, options evaluation, and compilation of the full report. 

    • A site analysis plan and construction cost estimates were also required as part of the submission.

     

  • Undertook a feasibility study with regard to the replacement of a 55-slip marina with a new 94-slip recreational marina with sanitary pump-out and travel lift/hoist support facilities.  The project would replace the existing fixed and floating dock system elements, including 1946-vintage submarine dolphin pilings, a series of floating docks that are over 25 years old and a number of more recent ‘self-help’-built floating docks.  

  •  Undertook a feasibility study with regard to the replacement of a dock which housed 146 slips with water and electric hook-ups.  The purpose of this project was to replace the current deteriorating wooden floating slips with a new concrete floating slip system.  The renovation of this dock would bring it up to the same standards as the remainder of the docks at the marina, which are concrete floating piers with floating wooden finger piers.  Additionally the project will also expand the existing number of rentable slips by four and maintain the current number of slips being used by the Sailing Center. 

  • Appraised a full-service hotel with an 85-slip marina that offers water and power to each slip, a restroom building that contains commodes, sink and shower facilities and an office building with a small ship shop, a maintenance building with ample storage space, one haul out slip, and 50-boat winter storage/service lot.
